Which tenancy periods are available and what is the minimum tenancy period?

THE FIZZ Vienna offers indefinite (unlimited) tenancy agreements. There is no automatic fixed end date. Instead, your move-out options depend on your booking group:

 

1. For Students

 

Your tenancy agreement runs continuously but aligns perfectly with the academic year through specific termination windows:

 

Standard Option: You can terminate the agreement once a year on August 31st. This requires a 3-month written notice period (meaning your notice must reach us by May 31st at the latest).

 

Semester Option (limited availability): For selected rooms, we offer two termination windows per year. You can end your lease either at the end of the winter semester (February 28th/29th) or the summer semester (August 31st), with a 3-month notice period.

 

2. For Working Professionals

 

Minimum Stay: Tenancy Agreements are indefinite but come with a standard minimum lease term of 12 months (a shortened minimum stay of 6 months is available for selected rooms).

 

Termination: You can terminate your agreement with a 3-month notice period effective at the end of your minimum lease duration.

Important Move-in & Move-out Rules: Your lease can only start on the 1st or 15th of a month. The Tennancy Agreement can only end on the very last day of a month. Customized, mid-month, or individual daily start and end dates are strictly not possible.
