Following your departure, your security deposit cannot be paid out in cash or via instant transfer on the day of your key handover. Due to necessary administrative and accounting checks, the process requires some time.
By law, THE FIZZ has up to three months after the end of the contract to return the deposit.
How the period is calculated:
It is important to note that this three-month period begins on the official end date of your rental contract, not on the day you move out or return your keys. This also applies if you leave the apartment before the official contract end date.
Factors that may affect the processing time:
- Outstanding balances: Any unpaid rent, reminder fees, or charges for damages and special cleaning services documented in the final handover protocol.
- International transfers: Refunds to bank accounts outside the SEPA area may take longer to process.
- Final audits: Administrative review of resident accounts, particularly during peak move-out periods.
💳 Our advice: Please make sure you have provided the House Management team with your correct and up-to-date bank details (IBAN/BIC or international banking information) either during check-out or via the Tenant Portal.
The refund can only be processed once your resident account has been fully settled.
