Which payments do I have to make before moving in?

Payments Before Move-In

To ensure a smooth check-in and receive your keys, the following payments must be credited to our bank account:

1. Security Deposit:
   Equivalent to three times the net cold rent (excluding utilities).

2. First All-In Rent (without a SEPA Direct Debit Mandate):
   If you have not set up a SEPA Direct Debit Mandate, your first month's rent must reach our bank account no later than the 5th day of the month in which your tenancy agreement begins.

   Important: You may move into your apartment on the 1st day of the month, even if the first month's rent has not yet been transferred. You have until the 5th day of the month to complete the payment.

   Alternatively, you may transfer your security deposit and first month's rent together in a single bank transfer.

   Example: If your tenancy agreement starts on 1 September, your first month's rent must be credited to our bank account by 5 September at the latest.

Important Payment Information

Our bank details can be found on the first page of your tenancy agreement.

Please always include your Booking ID and full name in the payment reference so that we can allocate your payment correctly.

SEPA Direct Debit Deadline

Please submit your SEPA Direct Debit Mandate at least 14 days before your tenancy start date.

If you choose not to set up a SEPA Direct Debit Mandate, you must transfer your monthly rent manually by bank transfer so that it reaches our account by the 5th of each month.

What Is Included in the All-In Price?

Your monthly all-in rent is a fixed rate (depending on your apartment size, floor, layout, or balcony) and includes:

• High-speed internet
• All utilities (electricity, water, and heating)
• Access to all community areas
• On-site House Management
• Security services

Not included:

• The mandatory Austrian public broadcasting fee (ORF contribution) is not included in the all-in rent and must be registered and paid separately.
