How can I end my accommodation agreement earlier by providing a new lodger?

If you need to move out before your fixed-term contract naturally expires, THE FIZZ allows you to exit the accommodation agreement early by taking over the responsibility of finding a suitable replacement tenant to take over your apartment for the remaining booking period. 

To ensure a successful transfer, please follow these steps and guidelines: 

The Timeline: You must initiate this entire process at least one month before the end of the month you wish to move out. (For example, if you plan to leave by June 30th, all completed documents must be submitted to us by late May at the very latest). 

Price conditions and contract duration: Before you start looking for a new lodger, you have to contact us to learn what our current price conditions are for your apartment, which you can offer to the new lodger. Your price offer is not automatically transferred to the new lodgers' accommodation agreement. 
⚠️ Please Note: The minimum duration of the new lodgers' accommodation agreement is 2 months (61 days).

Tenant Eligibility Criteria: To maintain our community standards, the replacement tenant must meet our standard rental requirements. They must provide official proof that they are a student, an apprentice, or a young professional. 
⚠️ Please Note: In case you live in a shared studio, the gender of the new tenant needs to match the gender of your current roommate, if not agreed differently upfront.

Submitting the Request: Once you have found an interested candidate, you need to completely fill out online our official New Lodger From. Submit this form online and send us all other necessary supporting documents of the new applicant (such as university enrollment letters, proof of income, or parent guarantees) directly via our contact form. 

Review and Approval: Our Letting Team will carefully review the application. If the candidate is fully qualified and approved, a new accommodation agreement will be issued for them. As soon as the new contract is secured and their 14-day withdrawal period has expired, you will receive your official termination confirmation, legally releasing you from your accommodation agreement. The termination with a new lodger fee is 3000CZK/120€, depending on the currency of your accommodation agreement.
